Project Complexity
2,000 sqft home in a beautiful setting needed lot's of TLC and vision. Many challenges had to be overcome in this project. The home sat less than 100 feet away from protected steam, needed vaiances and agreements with township. The lot was shaped like a pencil, very narrow and long 5 acres. Addition had to meet the proper set backs, and offer back yard privacy while taking advantage of existing garage, pool, and driveway.
Phase 1 of project consisted of re-laying out the 2,000 sqft home in a design layout that will lend itself to the addition to come. Family needed to move into the home before beginning Phase 2 and the first major rehab offered the necessary living space in anticipation of what was to come.
Phase 2
Once Phase 1 was complete, planning and design for Phase 2 began. Addition was limited in sqft feet and direction due to the stream on the property and the setback rules from side property lines and exisiting driveway.
Addition design for full home connection, and breezway to existing garage.
